Most people only think about a garage door opener twice: the day it stops working, and the day someone tells them it needs replacing. Both are bad moments to be learning the difference between a chain drive and a belt drive for the first time, because the decision usually gets made in ten minutes on a driveway.
So here is the whole thing laid out ahead of time. What the drive types really change, what horsepower means once the springs are doing their job, which extras are worth paying for in a Colorado garage specifically, and how to tell whether you are shopping for an opener at all.
This is worth thirty seconds before anything else, because a surprising share of dead openers are not dead. A tripped GFCI outlet, a locked wall console, a spring that broke overnight, or a pair of photo eyes knocked out of alignment all produce a door that will not open, and none of them are fixed by a new motor.
The clearest test is the weight test. Close the door, unplug the opener, pull the emergency release cord, and lift the door by hand. A balanced door should feel light and should stay put roughly halfway up. If it slams down or fights you, the springs are the problem and the opener is innocent. If the door glides by hand but the motor will not move it, then you are genuinely looking at the opener. Age matters too. A unit built before 1993 has no photo eye sensors, which is the reversing safety system federal law has required since then, and no reputable technician will keep patching one. Openers from the mid-1990s onward can often be repaired sensibly. Once a unit passes about twenty years, boards and gears stop being stocked and the repair cost starts to approach the replacement cost, which is the point where replacing wins.
There are four in common use, and the differences are mostly about noise, maintenance, and where the motor sits.
If the garage is attached, has a room above it, and gets used early in the morning, the belt or wall-mount is worth the difference. If it is a detached shop, a chain drive will outlive you.
Horsepower ratings get oversold, because the opener is not really lifting the door. The springs carry almost all of that weight; the motor mostly guides and controls it. What horsepower buys you is margin, and margin matters most on heavy doors.
A single-car steel door is comfortable on a half-horsepower unit. A standard double door, or any door with insulation, wants three quarters. A heavy double, a solid wood or carriage-style door, or a door with glass panels should be on a full horsepower or the DC equivalent. Going one step up from the minimum is cheap insurance and it makes the motor work less hard on every cycle, which is the main thing that determines how long it lasts.
What no amount of horsepower fixes is a door that is out of balance. An oversized motor on badly tuned springs does not solve the problem, it just hides it for a while and then wears out early. Spring condition gets checked before an opener gets specified, every time — if the springs are due, that is spring repair and replacement work, not an opener sale.
Everything on an opener spec sheet is optional in the sense that the door will go up without it. A few genuinely change the experience here.
Battery backup. Front Range weather takes power out, and a garage door that will not open in a storm is more than an inconvenience if the garage is your only way in and out with a car. Battery backup is now standard on many units and it is the single feature most people are glad they took.
A DC motor with soft start and stop. Beyond being quieter, easing into each cycle rather than jerking reduces the shock loading on hinges, rollers, and cables. On a door that runs several times a day for a decade, that is real wear avoided.
WiFi and phone control. Worth it if you actually want it: opening for a delivery, checking from work whether the door was left up, or getting an alert when it opens. Most current LiftMaster and Chamberlain units have it built in, and Genie has its own equivalent. If your car has HomeLink, confirm compatibility at the time of purchase rather than afterwards — a newer opener with rolling-code security sometimes needs a bridge module to pair with an older vehicle.
An LED light head worth the name. Older openers put out one dim bulb. Current units light the whole garage, which matters more than it sounds like on a dark winter afternoon.
What is not worth paying extra for: a longer warranty on a unit you would not otherwise buy, and remote fobs beyond the number you will actually carry.
Two local conditions shorten opener life here, and both are worth designing around.
The first is cold. An unheated garage at altitude swings hard between afternoon sun and overnight freeze. Grease stiffens, metal contracts, and the door gets measurably heavier for the motor to start. That is why the balance and the lubricant matter more here than they do at sea level, and why a marginal opener tends to fail in January rather than July.
The second is ice at the base of the door. Meltwater runs under the bottom seal during the day and freezes to the concrete overnight. The next morning the opener strains against a door that is effectively glued down. Force settings that are set too aggressively will tear the seal or bend the bottom section rather than stopping. A correctly set opener gives up instead, which is exactly what you want it to do.
Both of those are set during installation and rechecked at a maintenance and tune-up visit. An opener installed without the travel and force limits properly set will work perfectly in September and cause damage in January.
Fitting an opener is not just hanging a motor. A job done right includes mounting the header bracket into solid framing rather than trim, hanging the rail level with the door's travel so the trolley is not fighting a twist, setting the photo eyes at the correct height and confirming both indicator lights are steady, setting travel limits so the door seats fully without grinding, setting force limits and then testing the reversal against an obstruction, and programming remotes, the keypad, and the wall console.
That last test is the one to insist on. Lay a length of two-by-four flat under the door and run it closed. The door must touch the wood and reverse. If it does not, the force setting is wrong, and it is wrong in the direction that hurts people and pets.

Check the springs before you shop. Pick belt or wall-mount if anyone sleeps near the garage, chain if nobody does. Take one horsepower step above the minimum for your door. Take the battery backup. Treat WiFi as a genuine convenience rather than a necessity. And make sure whoever fits it sets the force limits and shows you the reversal test before they leave.
Ten to fifteen years is normal for a residential unit in regular use, and a well-maintained one on a properly balanced door often goes longer. What kills them early is almost never the motor itself — it is years of lifting a door that the springs were no longer carrying properly, which is a maintenance problem wearing an opener costume.
Usually yes, as long as the door is structurally sound and the springs are in good condition. A new opener bolts to the existing header and track. The exception is the wall-mount type, which needs a torsion spring system above the opening, so a door running on extension springs would need converting first.
The current generation is, provided you treat it like any other connected device. Modern openers use rolling-code encryption so the signal cannot simply be captured and replayed, and the phone app sits behind your account login. Use a strong, unique password on that account, keep the app updated, and do not leave the old remote clipped to the visor of a car parked outside.
Yes. Photo eye sensors have been federally required on residential openers since 1993, and a unit old enough to lack them cannot be brought up to standard with an add-on kit. It is also, by that age, well past the point where parts are available. That is one of the few cases where replacement is the only honest recommendation.
